Getting Parking Lot Paving Bids in Salt Lake City
Parking lot bids vary widely because the words vary: one contractor's repair is another's overlay. State the treatment you want if you know it, or ask each contractor to recommend one and explain why.
What to give paving contractors
- Approximate area in square feet, plus a marked-up aerial image if you have one
- The work you have in mind: crack sealing, sealcoat, patching, overlay or full replacement
- Where water ponds, and any areas that are failing
- Restriping, including accessible spaces, curbs and signs
- Which areas must stay open, and when tenants or residents need access
Timing in Utah
Asphalt and sealcoat work depends on temperature, so most of it happens in the warmer months, and good contractors can book up. Asking early in the year usually gives you more choice. Salt and plowing take a toll over winter, so a spring walk-through is a good time to mark what needs attention.
How to compare the bids
- Square footage used, since a low price on a smaller area isn't a saving
- Patch depth, overlay thickness and base repairs
- Whether drainage problems are fixed or only covered over
- Phasing, traffic control and notices to tenants or residents
- Striping and accessibility layout, and who is responsible for meeting the rules
Before you award the job
- License. Look the contractor up with the Utah Division of Professional Licensing, and confirm that the license is active and covers this trade.
- Insurance. Ask for a current certificate showing general liability and workers' compensation, and ask to be named as an additional insured where your lender or policy requires it.
- Lien waivers. Agree up front that a waiver comes with each payment, including waivers from subcontractors and suppliers on larger jobs.
Getting the bids with BidCraft
Describe the job at BidCraft's quote request page and give an email for receiving bids. BidCraft looks for local contractors, shows you who it plans to contact and sends you a link. Nothing goes out until you click it. Then BidCraft asks up to five contractors for quotes on your behalf, and you track the responses on one page.
Contractors see the job description, your city and any company or property name you choose to give, but not your email. BidCraft finds many contractors through public listings and doesn't verify their licenses or insurance, so check those before you award the work.
Frequently asked questions
Is sealcoat enough for my parking lot?
Sealcoat protects pavement that is still sound. It won't fix alligator cracking, potholes or base failure, so those areas need repair first.
Can the lot stay open during paving?
Often it can, if the work is phased. Ask each contractor to describe the phases, and how long each section stays closed.
